This project began with a common challenge — natural grass that simply wouldn’t take root. The heavy Texas clay soils in this development made it nearly impossible for sod to establish, and poor drainage only compounded the issue.

As you can see from the photos above, the yard was plagued by patchy, failing turf and perpetual muddy conditions caused by standing water and soil compaction. The existing landscape struggled to support healthy grass growth, creating an eyesore rather than the inviting outdoor space the homeowners envisioned.

The solution: a durable, low-maintenance artificial turf system designed to look great year-round.

Our team removed four inches of compacted clay soil across the entire lawn and installed a robust French drain system through the center to capture and redirect constant ground saturation. We also rerouted the existing sprinkler pressure line and wiring away from the new turf area for easier access and long-term maintenance.

Once the drainage and infrastructure were set, we brought in and compacted a high-quality aggregate base to create a smooth, stable foundation. Finally, we installed our favorite turf — Pacific Blend Pro — for a clean, natural look that’s built to last.

Our team excavated four inches of compacted soil, installed a central French drain system to manage drainage, and rerouted existing irrigation lines for better accessibility. We then laid a compacted aggregate base and topped it with Pacific Blend Pro artificial turf to create a durable, low-maintenance lawn that maintains its appearance year-round.
